What the role actually is

Beyond the job description.

An Estate Manager provides leadership across a household portfolio — typically two or more residences, with a staff that includes House Managers, Personal Assistants, chefs, housekeepers, groundskeepers, and vendors. The role owns operating budgets, capital projects, preventative maintenance, seasonal openings, travel readiness, event execution, and the hiring and management of household staff across every property. The Estate Manager is the single point of accountability to the principal for the household; the best ones make household operations invisible.

When to hire one

The most common trigger is the arrival of a second or third residence. A single well-run household can typically be led by a strong House Manager; a portfolio requires an Estate Manager. A second common trigger is the transition of a long-tenured incumbent, which is one of the most sensitive searches we run and is almost always confidential to the outgoing hire.

Vetting process

Estate Manager searches are longer and more reference-heavy than office roles. Every finalist completes a working session on a real household problem — a staff conflict, a capital project decision, a seasonal opening plan — followed by third-party background verification and personally conducted reference calls with prior principals wherever tenure allows. We calibrate on financial discipline, hiring judgment, and the ability to hold standards with warmth as much as we calibrate on technical property knowledge.

Compensation

Estate Managers for multi-residence households typically earn $175,000 to $400,000 base plus discretionary bonus, with the top of the range going to compound estates with 8+ staff or dedicated security teams. Full benefits, retirement match, and paid time off are standard; housing is occasionally included at secondary properties. Multi-residence roles covering three or more properties across geographies sit at the top of the market.

Common mistakes

What we see fail.

  • 01Hiring a strong House Manager into an Estate Manager role without testing portfolio-scale judgment.
  • 02Under-scoping the financial and capital-project responsibilities in the mandate.
  • 03Failing to give the Estate Manager hiring authority over household staff, which undermines the role from day one.
  • 04Skipping personally conducted reference calls with prior principals.
  • 05Waiting for the incumbent to leave before starting the search, rather than running a discreet succession search in parallel.

How long does an Estate Manager search take?
